Midas Hospitality has started an $81 million renovation of the Edison Brothers Building, which will be converted to the Sheraton St. Louis Downtown in fall 2027.
Originally constructed in the late 1920s as a distribution facility for J.C. Penney Co., the Missouri building was later acquired by Edison Brothers and is listed on the National Register of Historic Places. The repositioning project includes upgrades to hotel and public areas, new street-level amenities and restoration of the building’s mural.
The 14th Street property spans nearly 950,000 square feet and was repurposed more than 20 years ago to include 72 condominiums and a 270-room hotel that has had a number of flags since. Plans call for 284 renovated guestrooms, expanded meeting and event space on the top floor and a rooftop outdoor deck.
“Our goal from the beginning has been to take care of this treasured building that already means so much to this city,” Linda Eigelberger, chief commercial officer, St. Louis, Mo.-based Midas Hospitality, said in a statement. “We see this as a long-term commitment, not just to the property itself, but to the people, businesses and neighborhoods that surround it.”

The renovation also includes restoration of the trompe l’oeil mural originally painted in 1984 by artist Richard Haas, who has been reengaged for the project. The mural spans three sides of the structure and depicts scenes from the 1904 St. Louis World’s Fair, including an image of King Louis IX based on the statue at the St. Louis Art Museum.
Midas Hospitality said the project involves multiple public- and private-sector partners, including Acres Capital; The Bank of Missouri; Peachtree Group; Historic Equity; Commerce Bank; the City of St. Louis; the Breckenridge 1400 Condominium Association; MBG; Gray Design Group; Avenir Group; and mural consultant Robert Fishbone.
