Maverick Hotels sold 132-room Fairfield Inn & Suites Tampa Wesley Chapel in Wesley Chapel, Fla., to an undisclosed out-of-state buyer for $20.25 million. Other terms and conditions were not disclosed. Cushman & Wakefield team of David Greenberg, Gabriel Shamay and Ely Silverstein represented Maverick Hotels in the transaction.

Located within the 5,000-acre Wiregrass Ranch master-planned community, the four-story hotel was built in 2018 and spans approximately 51,177 square feet on a 3.09-acre site at 2650 Lajuana Blvd. The property is positioned along State Road 56 with access to Interstate 75 and nearby employment, healthcare, retail and sports destinations.

“The Fairfield Inn & Suites Tampa Wesley Chapel represented a compelling investment opportunity because of its combination of strong in-place cash flow, modern construction and exceptional positioning within one of Florida’s most dynamic growth corridors,” Greenberg said in a statement.  “The hotel has been meticulously maintained, requiring minimal anticipated change-of-ownership capital investment, while benefiting from the strength of the Marriott reservation platform and loyalty ecosystem. Just as importantly, the surrounding Wesley Chapel market continues to experience remarkable residential, commercial and healthcare expansion, creating a powerful foundation for future lodging demand and long-term value growth.”

Hotel amenities include a breakfast area, convenience store, fitness center, meeting room, on-site laundry facilities and outdoor pool. The hotel is surrounded by demand generators including The Shops at Wiregrass, Wiregrass Ranch Sports Campus, AdventHealth Wesley Chapel, BayCare Hospital Wesley Chapel and Tampa Premium Outlets. The area is also seeing significant development activity, including Orlando Health Wiregrass Ranch Hospital, the proposed Raymond James corporate campus and the Legacy at Wiregrass Ranch mixed-use project.
