Florida's One Ocean Resort & Spa to rebrand in 2026

The One Ocean Resort & Spa in Atlantic Beach, Fla., is set to reopen in spring 2026 as Dune House, following a full rebranding and renovation led by Sage Hospitality Group and partners.

The project will include redesigned guestrooms, new public spaces, expanded spa facilities and three new food and beverage concepts. Sage Studio—the design and creative arm of Sage Hospitality Group—is overseeing the repositioning alongside New York-based Islyn Studio.

“Dune House represents the next evolution of this iconic oceanfront property,” Erik Kreft, general manager, said in a statement. “We’re creating a destination that feels distinctly connected to the beauty and culture of Atlantic Beach, while offering the kind of design, dining and amenities today’s sophisticated traveler expects.” 

“Dune House is about creating more than a stay; it’s about crafting a sense of belonging,” said Jessica Werner, chief creative officer at Sage Hospitality Group. “Every sunrise, every gathering, every detail is designed to spark connection, curiosity and joy. Our hope is that guests leave not just refreshed, but with stories they’ll carry long after the sand has left their shoes.”

One Ocean guest rooms will remain open during the transition. Azurea Restaurant has been replaced by the One Ocean Café, which will serve guests and locals until the new dining concepts launch. The spa is closed for renovations and will reopen as part of the reimagined Dune House.

The property was acquired in July 2024 through a joint venture including Sage Investments, Aspect Real Estate Group, Corner Lot and Kelco Management and Development. Sage Hospitality Group will continue to manage operations, with Sage Restaurant Concepts overseeing the new culinary venues.
