Hotel Equities has assumed management of Kimpton Tres Ríos, a 355-room all-inclusive resort in Mexico’s Riviera Maya.

The resort is the first all-inclusive property under the Kimpton brand. Atlanta-based Hotel Equities said the addition expands its operations (HE CALA) in the Caribbean and Latin America, where its portfolio includes properties in the Dominican Republic, Costa Rica, Jamaica, Turks & Caicos and Uruguay.

The resort is located within a 340-acre nature preserve along the Cancún-Tulum corridor in Playa del Carmen. The property includes rooms and suites ranging from mangrove-view accommodations to multi-bedroom suites and a presidential suite.

“Kimpton Tres Ríos represents a significant investment in one of the Riviera Maya's most extraordinary natural settings, set among cenotes, rivers and landscape unlike anywhere else in the region,” Daniel Arroyo, owner of Kimpton Tres Ríos, said in a statement. “In Hotel Equities, we found a partner with a locally-led operating platform and the regional infrastructure to manage a property of this scale."

“The addition of Kimpton Tres Ríos to our portfolio illustrates the depth of expertise we’ve built into our dedicated CALA platform and our ability to deliver the specialized operating approach a resort of this scale requires,” added Juan Corvinos, president, HE CALA.

The resort has seven restaurants and five bars, with six restaurants and four bars scheduled to open this fall. Mediterranean restaurant Elaia and adults-only rooftop bar Nebbia are planned to open in early 2027. Dining outlets include Bacetto, an Italian restaurant, and Kotori, which serves Japanese cuisine.

Meanwhile, the resort's 10,000-square-foot Kej Spa offers hydrotherapy, massage and beauty treatments, as well as treatments incorporating Mayan traditions, including temazcal and a cenote-themed treatment. A two-story fitness center includes cardio and weight-training equipment, along with studios for cycling, yoga and stretching.

The property has four outdoor pools and children's programming through Club Aventuras. The surrounding nature preserve includes three freshwater rivers and 10 cenotes, with activities including guided nature trails and kayaking. The resort also includes indoor and outdoor event spaces for weddings and other group functions.
