Viceroy Hotels & Residences will open Viceroy Park Avenue, its New York City flagship hotel, in December 2026, marking the brand’s return to Manhattan.
Located at the corner of Park Avenue South and 29th Street in the NoMad neighborhood, the hotel is being developed through a joint venture between Highgate, Tao Group Hospitality and BGO. The 252-key luxury property will have interiors by Meyer Davis Studio, a rooftop pool and lounge, spa and wellness facilities, meeting and event space, and four presidential suites.

Design, Wellness, Local Connection
Viceroy Park Avenue enters the market as luxury travelers increasingly seek integrated experiences centered on design, dining, wellness and social programming.
The hotel will be situated near Madison Square Park, the Flatiron District, Midtown and downtown Manhattan, providing access to the city’s cultural, retail and business hubs while having a more residential-style guest experience.

The New York opening follows a broader expansion strategy that includes The Observatory Sun Valley, A Viceroy Resort, scheduled to open in Idaho in fall 2026, alongside projects in Playa del Carmen, Puerto Vallarta, Nashville, Austin, Fort Lauderdale, Clearwater Beach, Puerto Rico and New York’s Hudson Valley.
Designed by Meyer Davis Studio, the hotel will have 252 guestrooms and suites, including four presidential suites.
Among the accommodations will be three penthouse suites on the 18th floor ranging from 755 square feet to 2,100 square feet, as well as a duplex suite offering approximately 2,000 square feet of living and entertaining space.
According to the company, guestrooms will rank among the larger luxury accommodations in Manhattan, incorporating warm wood finishes, textured stone, layered lighting and custom furnishings designed to create a residential atmosphere.
Dining Program
Food and beverage will serve as a key component of the guest experience, with Tao Group Hospitality overseeing dining and bar concepts throughout the property.
Plans include a signature ground-floor restaurant and café, along with a penthouse-level rooftop destination featuring an outdoor pool, cocktail lounge, pool bar and social spaces overlooking the Manhattan skyline.
The hotel also will have more than 15,000 square feet of meeting and event space designed for weddings, corporate functions and social gatherings. Event planners will have access to Tao Group Hospitality’s culinary programming and flexible venue options throughout the property.
