My Place Hotels of America has signed a franchise agreement with Indus Empire Investment to develop a new My Place hotel in Westminster.
The four-story, 71-key property will be among the first to showcase the My Place 3.0 prototype and will mark the brand’s third location in Colorado. The midscale property will be managed by Fort Wright, Ky.-based Legacy Management and is expected to open in late 2027. The hotel is located between Colorado Springs and Loveland, close to Denver International Airport.
“What attracted us to My Place is their people-first mentality and a culture clearly rooted in relationships,” Rahim Baloch, member of Indus Empire Investment, said in a statement. “They've built a strong reputation for delivering value to franchisees by understanding and anticipating what today's guests truly need. That approach, along with their positioning in the extended-stay segment, made this the right partnership for us.”

The updated design is designed to blend the cost-efficiency of a pitched roof with the modern look of a flat roof, offering flexibility based on owner preference or local regulations, according to the Aberdeen, S.D.-based franchisor. Interior and exterior finishes are designed for adaptability, allowing developers to alternate between manufactured panel systems and applied solutions such as Dryvit.
The hotel will also introduce the My Place Business Suite, a roughly 470-square-foot layout designed for business travelers and small families. The suite has a king bed and a ducted VTAC unit for more balanced and consistent climate control.
