IHG’s Garner Hotels brand reaches 100-property milestone

Garner Hotels—a midscale conversion brand within the IHG Hotels & Resorts portfolio—has marked a milestone by reaching 100 open hotels globally since its August 2023 launch

Garner’s growth momentum continues with a global pipeline of nearly 80 additional hotels that will almost double the brand’s footprint in the coming years, according to the U.K.-based franchise company. Properties are already open or in development across 12 countries, including the U.S., Mexico, Italy and Japan. The brand’s expansion reflects rising demand for hotel conversions, which accounted for 52 percent of all IHG room openings in 2025.

“Garner’s initial global success reflects IHG’s proven expertise in building and scaling conversion-ready brands that owners and guests trust,” Karen Gilbride, global VP for Garner Hotels at IHG Hotels & Resorts, said in a statement. “Beyond offering a high-quality alternative for value-conscious travelers, Garner’s flexible development model allows the brand to more quickly enter new global markets and deliver returns for owners.”

In the Americas, the brand recorded 32 signings and 23 openings in 2025—ranking among the top three IHG brands in the region for development activity. Notable launches included Garner Hotel Mazatlán Beach—the first Garner property in Mexico—and Garner Hotel Butte Southeast in the U.S. Additional openings have expanded the brand’s presence into new markets including suburban Boston and the greater New York City area.

Across the Europe, Middle East, Asia and Africa region, Garner opened 43 hotels in 2025—more than any other IHG brand. Much of that growth followed a 2024 agreement with NOVUM Hospitality that will ultimately bring 56 Garner properties across Germany.

The brand also debuted in several new international markets during 2025, including Garner Hotel Rome Aurelia, Garner Hotel Istanbul – Airport Arnavutköy and Garner Hotel Preston Samlesbury. Expansion continued in Asia with multiple openings in Osaka and the launch of Garner Hotel Pattaya Central, the brand’s first property in Southeast Asia. Garner plans to extend its global reach even further with an upcoming debut in Greater China later this year.

According to IHG, owner interest has been fueled by Garner’s competitive cost-per-key structure, flexible design standards, reduced pre-opening costs and a streamlined conversion process. The company noted that some properties have transitioned from signing to opening in just over a month.
