Hyatt enters 2026 with record 148,000-room development pipeline

Hyatt Hotels Corp. has reported a new record development pipeline of approximately 148,000 rooms as of year-end 2025, which represents a 7 percent year-over-year increase.

Hyatt saw particularly strong development activity in the U.S. and Asia Pacific during 2025. In the U.S., the company recorded its highest number of signings in five years, with total signings up 30 percent year-over-year. Approximately half of those deals were in new markets for Hyatt, and more than 80 percent of the U.S. pipeline consists of new-build projects.

In addition, the company’s World of Hyatt loyalty program surpassed 63 million members in 2025. According to the Chicago, Ill.-based company, engagement among members remained strong with guests staying more than 50 nights per year increasing 13 percent compared to 2024. Hyatt reports that loyalty members stay 62 percent more frequently and spend 93 percent more on average than non-members.

“2025 was a milestone year for Hyatt as we thoughtfully expanded our portfolio using market insights, World of Hyatt member spend and owner feedback to identify the right growth opportunities,” Mark Hoplamazian, president and CEO of Hyatt, said in a statement. “Owners continue to grow with Hyatt because they trust our data-driven performance model, value the power of our brands and benefit from the scale of our global network.”

Asia Pacific remains a key growth region for the company, including Greater China and India. In 2025, Hyatt expanded its Essentials portfolio pipeline in Greater China by more than 50 percent compared to the prior year. Room signings increased nearly 90 percent in India and 46 percent in Indonesia. In Vietnam, Hyatt expanded its footprint through the addition of six Wink Hotels to the Unscripted by Hyatt brand, with a seventh property expected to join the brand in 2027.

Hyatt has five brand portfolios tailored to specific traveler segments. The company’s Luxury portfolio—which includes Park Hyatt, Alila, Miraval, Impression by Secrets and The Unbound Collection by Hyatt—now includes more than 10,000 rooms in the pipeline. Recent deals and upcoming openings include The Clayfield in Niagara-on-the-Lake, Ontario, slated to open in August 2026; Park Hyatt Taormina in Italy, expected in 2028; Park Hyatt Sapporo, planned for 2029; and Hotel NEI Nara in Japan, projected to open in 2030.

Hyatt’s Lifestyle portfolio—including brands such as Andaz, Thompson Hotels, The Standard, JdV by Hyatt and Bunkhouse Hotels—includes the acquisition of Standard International and the formation of the Lifestyle Group. Upcoming openings include Andaz Lisbon in March 2026; Andaz Turks & Caicos at Grace Bay in May 2026; The Standard Lisbon in June 2026; The Standard Mexico City later in 2026; Thompson Rome in 2026; and Andaz Gold Coast, the brand’s first hotel in Australia.

Hyatt’s Inclusive Collection—bolstered by the acquisition of Playa Hotels & Resorts and the subsequent sale of its owned real estate—continues to expand its presence in the luxury all-inclusive segment. Planned expansion across the Caribbean, Latin America and Europe includes Hyatt Vivid Punta Cana, Secrets Macao Beach Punta Cana, Zoëtry Cap Cana Resort & Spa, Breathless Los Cabos Resort & Spa and Hyatt Ziva Punta Cana, with openings ranging from 2026 through 2029. The portfolio is also pursuing growth opportunities in emerging all-inclusive markets, including Saudi Arabia, Southeast Asia and North Africa.

The Classics portfolio—which includes Grand Hyatt, Hyatt Regency, Destination by Hyatt and Hyatt Centric—recorded signings in 12 new global markets in 2025. In Asia Pacific alone, nearly 6,000 rooms were added to the pipeline. Upcoming projects include Hyatt Regency Mazagan in Morocco, Hyatt Centric Sapporo, Hyatt Centric Podgorica in Montenegro and Hyatt Centric Namba Osaka.

Within Hyatt’s Essentials portfolio, the company’s newest brands—Unscripted by Hyatt, Hyatt Select and Hyatt Studios—accounted for more than 65 percent of all new U.S. deals in 2025. Recent openings and planned projects include Hyatt Select St. Louis Airport, Americus Hotel in Allentown, Penn.; Hyatt Studios Kalispell in Montana; and Hyatt House Riyadh Museum District, which will mark the brand’s debut in the Saudi capital.
