1 Hotels plans to develop 1 Hotel Cabo, a new resort planned for Los Cabos, Mexico. The property will be adjacent to the existing 1 Homes Cabo. Construction is anticipated to begin following the conceptual design phase, with an estimated opening in late 2028 or early 2029.
The resort will be developed in partnership with Grupo Questro and Grupo MRP. Grupo Questro has been involved in development across the region and Grupo MRP operates as an alternative asset manager with experience in mixed-use projects in Mexico.
“At 1 Hotels, we believe that ultimate luxury can be found in nature,” Barry Sternlicht, founder of 1 Hotels and Chairman of Starwood Hotels, said in a statement. “Los Cabos is a destination defined by its elemental natural beauty, and we’re privileged to create a sanctuary that both honors and preserves this extraordinary setting. 1 Hotel Cabo will capture the spirit of Baja in a way that feels organic, timeless, and deeply connected to the land and culture.”
“The concept of 1 Hotel Cabo emerges from the unique intersection of desert and sea, where natural forms and raw materials interact with contemporary architecture,” said Enrique Villanueva, development director at Grupo MRP. “Our vision is to merge sustainable, fun luxury with the Baja landscape, creating a place that feels both rooted in the earth and fluid in its connection to the water.”
The new property will be directly connected to 1 Homes Cabo, expanding the brand’s ecosystem of sustainable hospitality and residential living. The forthcoming hotel will further enhance the 1 Homes experience, giving homeowners privileged access to hotel amenities, including the spa, restaurants, and a private beach club.
“We’re thrilled to collaborate with Grupo MRP and Grupo Questro to bring the 1 Hotels philosophy to one of Mexico’s most iconic destinations, while deepening our presence across Latin America,” said Raul Leal, CEO of Starwood Hotels. “This project reflects our shared commitment to creating spaces that honor the natural environment and the cultural richness of Baja.”
Architecture for the project will be led by Agustín Caso and Miguel De la Torre. Interior design will be overseen by Huber in collaboration with the 1 Hotels in-house brand design team. The design approach outlined in the announcement emphasizes continuity between indoor and outdoor spaces and the use of local craftsmanship and materials.
The resort will have approximately 124 guestrooms and suites, beachside infinity pools and a rooftop bar and lounge. Additional features will include dining venues, wellness spaces and areas designed to transition between interior and exterior environments. The project reflects 1 Hotels’ stated position that hospitality development can integrate environmental awareness with guest accommodations.
