U.S. weekly hotel results: May 3-9

The U.S. hotel industry reported positive year-over-year comparisons, according to CoStar’s latest data .

For the week of May 3-9 (percentage change from comparable week in 2025):

  • Occupancy: 64.8 percent (+0.3 percent)
  • Average daily rate: $165.75 (+1.7 percent)
  • Revenue per available room: $107.44 (+2 percent)

Top Markets

Among CoStar’s top 25 markets, Chicago recorded the highest occupancy increase (+7.3 percent to 75.2 percent).

Helped by the Miami Grand Prix and the Consensus conference, Miami posted the largest gains in ADR (+17.8 percent to $267.40) and RevPAR (+22.7 percent to $202.29).

Tampa registered the steepest declines in ADR (-14.1 percent to $177.98) and RevPAR (-19.4 percent to $126.54), while Boston saw the only double-digit occupancy drop (-10.4 percent to 74.3 percent).
