The U.S. hotel industry reported another week of positive year-over-year comparisons, according to CoStar’s latest data.
For the week of July 26 through Aug. 1 (percentage change from comparable week in 2025):
- Occupancy: 71.3 percent (+2.6 percent)
- Average daily rate: $168.82 (+4.5 percent)
- Revenue per available room: $120.45 (+7.3 percent)
Top Markets
Among the top 25 markets, Philadelphia reported the highest increases in ADR (+19.6 percent to $175.02) and RevPAR (+32.1 percent to $137.55). The market’s performance was helped by two Morgan Wallen concerts.
St. Louis reported the largest occupancy lift (+15.1 percent to 75.4 percent) and the second-highest gains in ADR (+13.5 percent to $140.98) and RevPAR (+30.6 percent to $106.27).
Las Vegas experienced the steepest declines across each of the three key performance metrics: occupancy (-11.7 percent to 66.2 percent), ADR (-6.2 percent to $145.87) and RevPAR (-17.1 percent to $96.63).
