The U.S. hotel industry reported a 20th consecutive week of positive year-over-year comparisons, according to CoStar’s latest data.
For the week of Aug. 23-29 (percentage change from comparable week in 2025):
- Occupancy: 64.1 percent (+1.1 percent)
- Average daily rate: $157.14 (+0.6 percent)
- Revenue per available room: $100.69 (+1.7 percent)
CoStar blamed the slowdown in year-over-year growth on the Labor Day calendar shift.
While the numbers have improved from 2025, they declined week over week yet again. Occupancy was down 2.6 percentage points, while ADR declined $1.97 and RevPAR $5.43 from the week ending Aug. 22. Year-over-year growth also slowed from the previous week.
Top Markets
Among CoStar’s top 25 markets, San Francisco remained in the top spot with the largest gains across each of the three key performance metrics: occupancy (+25 percent to 82.8 percent), ADR (+28 percent to $231.82) and RevPAR (+59.9 percent to $191.87). The market’s performance was mainly driven by the Pokémon World Championships.
New Orleans reported the steepest declines in occupancy (-14.9 percent to 40.6 percent) and RevPAR (-18.4 percent to $47.50). The market’s performance was due to a comparison against Southern Decadence last year.
New York City registered the only double-digit drop in ADR (-12.3 percent to $279.72).
