U.S. hotel performance showed positive year-over-year comparisons, albeit at a slower pace than the prior month, according to August data from CoStar.

August 2026 (percentage change from August 2025):

  • Occupancy: 66.4 percent (+0.5 percent)
  • Average daily rate: $161.78 (+1.5 percent)
  • Revenue per available room: $107.43 (+2 percent)

While year-over-year growth remained positive, it slowed considerably across all three metrics. At the same time, U.S. hotel performance weakened month over month in August, with occupancy, ADR and RevPAR all declining from July’s summer peak. Month over month, occupancy dropped 4.7 percent, while ADR declined $9.96 (5.8 percent) and RevPAR dropped $12.34 (10.3 percent).
