CoStar: Canada hotel occupancy, RevPAR up year over year

Canada’s hotel occupancy and revenue per available room grew year over year for a fifth consecutive month, according to September 2025 data from CoStar.

September 2025 (percentage change from 2024):

  • Occupancy: 74 percent (+0.2 percent)
  • Average daily rate: CAD237.20 (+4.2 percent)
  • Revenue per available room: CAD175.55 (+4.4 percent)

Top Markets

Among the provinces and territories, Newfoundland and Labrador reported the largest occupancy lift (+15.5 percent to 79.6 percent).

Manitoba registered the highest increases in ADR (+13.5 percent to CAD189.03) and RevPAR (+29 percent to CAD146.75).

Among the major markets, Edmonton saw the largest gains across each of the key performance metrics: occupancy (+6.6 percent to 62.2 percent), ADR (+13.6 percent to CAD164.70) and RevPAR (+21.1 percent to CAD102.41).
