Cloudbeds, Duetto release first-ever Hotel Market Pulse report

Property management system provider Cloudbeds and revenue management software specialist Duetto have released their inaugural Hotel Market Pulse report.

According to the findings, online travel agencies continued to dominate as the leading demand channel. Expedia recorded a nearly 12 percent year-over-year increase in room night volume, while Trip.com, Hotelbeds and Despegar each saw gains of more than 35 percent. These surges came largely at the expense of other OTAs, including Booking.com, Agoda and Vrbo.

The joint analysis draws from the combined data sets of both companies. The report examines guest booking and hotel performance data from Jan. 1 through July 31, comparing results with the same period in 2024 to identify shifts in traveler booking behavior and hotel profitability.

“By combining Duetto’s data with Cloudbeds’ channel insights, we’re helping hoteliers understand how and why traveler behavior is changing and how this impacts their bottom line,” Jason Hofmann, chief customer officer at San Francisco-based Duetto, said in a statement. “These insights empower operators to adapt more effectively to market realities and sustain profitability in a dynamic environment.”

“This collaboration with Duetto transforms that data into contextual intelligence, helping hoteliers anticipate change, make smarter decisions and unlock more profitable growth,” added Rafael Blanes, chief growth officer at San Diego-based Cloudbeds.

Pricing trends reflected a softening in rate growth across much of the market. While global average daily rates inched up modestly on Booking.com and Expedia, declines were recorded on Vrbo (-10 percent), Hotelbeds (-5 percent), and Airbnb (-2 percent).

The analysis also revealed a steady decline in the Average Length of Stay (ALOS) from January through July 2025 compared with the prior year, suggesting travelers are favoring shorter, more frequent getaways—or “microcations”— as a result of tighter budgets.

Despite these demand shifts, overall hotel profitability showed improvement. Total Revenue per Available Room (TRevPAR) rose across all regions, led by Latin America with a 4.6 percent increase, followed by North America (+3.5 percent) and Europe (+2.5 percent). Food and beverage continued to be the top driver of ancillary revenue globally.
