Canada hotels post fourth straight month of performance growth

Canada’s hotel industry posted a fourth consecutive month of performance growth, according to April 2026 data from CoStar.

April 2026 (percentage change from 2025):

  • Occupancy: 63.5 percent (+0.6 percent)
  • Average daily rate: CAD201.87 (+6.6 percent)
  • Revenue per available room: CAD128.19 (+7.3 percent) 

Among the provinces and territories, Newfoundland and Labrador registered the largest increases in occupancy (+12.9 percent to 61.3 percent) and RevPAR (+21.3 percent to CAD97.73). 

Prince Edward Island posted the highest ADR lift (+14.3  percent to CAD179.89) but the steepest drop in occupancy (-13.8 percent to 38.3 percent). 

Among the major markets, Toronto reported the largest gains in ADR (+12.8 percent to CAD271.43) and RevPAR (+13.0 percent to CAD205.27). 

Montreal saw the highest occupancy increase (+5.9 percent to 66.4 percent).
